Marked on OS as Nos 3 and 4 Grosvenor Place. 2 houses, now restaurant and commercial premises. Late C18 with late C19 extension. Rendered, slate roofs. The 2 houses, facing to the E, return with a long frontage facing N, across which for most of the width is a stepped-forward glazed section. EXTERIOR: the E front is in 2 distinctive sections, each 3 storeys with 1-window width; the left half has an unusual canted bay in lightweight structure, with thin mullions, and glazing full-storey height, with decorative cresting, and a door to the right. The right half has a 2-storey canted plain sash oriel, with moulded cornices, above two 2-light display windows; to the right is a one-storey glazed extension c2m wide. Remains of a moulded cornice, blocking course and parapet, and there is a central brick stack. The long return, facing N, is in scribed rendering, in 3 storeys with 3+2+2 windows, all sashes; at second floor is a painted-in 9-pane, then four 9-pane and two 4-pane. First floor has a pair of French doors, a painted-in 12-pane, three 12-pane (plus a small inserted extra light) and two 4-pane. This part has a good moulded cornice, blocking course and parapet, and a hipped roof with 3 stacks. Across the ground floor is the projecting section under a flat roof with continuous display frontage in large panes, with recessed doors to the left, and a flush door to No.33. Set back to the right, in the main plane, is a 4-pane sash and a door. INTERIOR: not inspected. The building forms a visual stop at the point in the Esplanade where Augusta Place steps forward to Grosvenor Place.
