The site comprises a raised walled yard with small rubble buildings adjoining the north and south ends. A stream flows around the north end and east side of the yard. The buildings are probably of late 18th or early 19th century date. The north end building has a narrow rectangular plan, the north-east corner chamfered to give clearance to the stream. Formerly two storeys, most of the upper floor has been removed, the roof is hipped. The building is entered from the yard at first floor level, there is a wide door at ground floor level on the north side, it opens onto a stone step above the stream. The structure has small ventilation windows. The south building is rectangular in plan, with a gabled pantile roof. It was probably also of two storeys, entered from the yard at first floor level. It has a blocked ground floor door in the south elevation. The stream flows through two artificial ponds immediately south-east of site. Both ponds are stone-lined, the first pond is circular with vertical sides and has slots for impounding boards in the outlet channel, the second pond roughly rectangular and larger The downstream end has been partly rebuilt with a modern road bridge. Also called Flaxhayes Farm.
